A standard homeowners policy covers one home. An HOA policy covers everything the association owns — common areas, shared structures, association funds, and the decisions made by the people running it.
The Core Coverages Every Utah HOA Should Have
1. Master Property Policy
Covers physical assets the HOA owns: clubhouse, pool, common areas, fencing, entry features. Make sure it’s written on a replacement cost basis, not actual cash value.
2. General Liability
Protects the association from claims for bodily injury and property damage in common areas. Most lenders require this before approving mortgages in HOA communities.
3. Directors & Officers (D&O) Liability
Protects board members personally from lawsuits arising from decisions made in their role — rule enforcement disputes, special assessments, mismanagement allegations, fair housing violations. Without D&O, board members’ personal assets are potentially at risk.
4. Crime / Fidelity Bond
Protects the association if a board member or employee misappropriates funds. Your bond should cover at least 3 months of assessments plus your reserve fund balance.
5. Umbrella / Excess Liability
Additional liability protection for associations with pools, fitness centers, or playgrounds.
